General Rental Conditions

1. RESERVATION: The reservation is to be considered definitively confirmed only upon receipt of the "Confirmation Letter" that Residenze Dolomitiche will send immediately after receiving the deposit. Residenze Dolomitiche reserves the right to refuse deposits that arrive more than seven days after the date on which the apartment was made available.

2. PAYMENT: 30% of the rent must be paid as a deposit directly to Residenze Dolomitiche or by post (postal order or registered letter containing guaranteed coverage checks, by bank transfer or by credit card via the Internet. The balance of the rent, together with any additional charges, must be paid upon arrival at the same time as collecting the keys to the apartment.

3. CANCELLATION AND WITHDRAWAL: In case of cancellation of the holiday, the customer will not lose the deposit paid: for cancellations communicated at least 4 weeks before arrival, he will be able to receive a voucher for the total amount already paid, valid for a reservation to be made in the current year or in the following one at one of our facilities.

4. ARRIVAL: Arrival must take place on the established day, between 4:00 pm and 8:00 pm (pay attention to daylight saving time). In case of delay, please inform Residenze Dolomitiche promptly. Otherwise, the apartment will be kept available only for another day, after which it may be re-rented with the consequences, for the customer, as per point 3. Upon arrival, the identity documents of all the people who will occupy the apartment must be shown for registration.

5. RULES OF STAY: It is forbidden to host more people than the number of beds indicated in our offer. In this regard, children are considered as adults. Residenze Dolomitiche can however authorize, upon request, to accommodate an additional person upon payment of a surcharge. Small pets are allowed. subject to authorization and payment of the relevant supplement. The use of personal electric stoves or cookers is not permitted. All guests are required to respect the Rules of each house and in particular to scrupulously observe the common rules regarding quiet, especially in the afternoon and night hours.

6. APARTMENT EQUIPMENT: All our apartments are delivered fully furnished and equipped with a gas stove or cooker, kitchen utensils, crockery and cutlery, hot and cold running water, 220 volt electricity. The service for the possible replacement of the exhausted gas cylinder is free on the following days and at the following times: from Monday to Saturday from 9:30 to 12:30 and from 16:00 to 19:30. On Sundays only from 9:30 to 12:30. A blanket and a pillow are available for each bed. The customer must bring with him only the bed, table and bathroom linen.

It is possible to rent bed linen through Residenze Dolomitiche.

Parking is for normal sized cars. Minivans, vans and minibuses are not guaranteed parking.

7. DEPARTURE: The apartment must be vacated by 10:00 am on the agreed day. Departure must take place during office hours to allow our staff to check the state of conservation and cleanliness. Residenze Dolomitiche, upon request, can authorize departure at night and in any case outside of office hours. The apartment must be left tidy, free of rubbish, with the dishes washed and the refrigerator empty, otherwise cleaning costs will be charged.

8. DEPOSIT: The client undertakes to take the utmost care of the apartment and household appliances. Complaints regarding the state of the apartment and the inventory will be accepted within 24 hours of arrival. Any breakages or damages must be compensated at the list prices, as a guarantee of the punctual respect of the above and the commitment to leave the apartment in order, at the discretion of Residenze Dolomitiche, at the time of collection of the keys, a deposit of € 100.00 may be requested. This deposit will be returned after having carried out the inspection of the apartment.

9. AGENCY RESPONSIBILITY: Residenze Dolomitiche acts only as an intermediary between the client and the owner of the apartment. Therefore, no responsibility can be attributed to it for any breakages, accidents, losses, thefts, delays and causes of force majeure in general that may occur in the accommodation. It will however provide its services to help resolve any problems, it being understood that any requests for compensation for damages must be addressed to the owner of the apartment through the agency. In the event of natural disasters, Residenze Dolomitiche is not responsible for any damage to homes and people.

10. Residenze Dolomitiche reserves the right, in the event of unforeseen circumstances in the assignment of the apartment, to replace it with another one with the same characteristics.

 

11. At the time of booking, the tenant expressly accepts all the conditions set out here.

12.  The Residenze Dolomitiche Staff is authorized to enter the apartment even in the absence of the guest.​

summer: every day from 9:00 to 12:30 and from 14:30 to 19:30

winter: every day from 9:00 to 12:30 and from 14:30 to 18:30

In apartments already equipped with air conditioning, its use must be agreed with Residenze Dolomitiche and charged separately.
